Buying a home with me.
My goal as a buyer's agent is to make the process of buying a home fun and easy for you, my client. I work with the realization that our relationship is based on my working hard for you from our first meeting until close of escrow and far beyond. Our relationship is balanced not by a contract, but by your continued satisfaction with my service to you. Working with me as a buyers agent is absolutely free of cost, and your commitment to my services is directly related to my continuing ability to perform.
I accomplish this by looking at the purchase of a home as a three step process. The first step is to figure out how much you can comfortably afford. Some people know this, and some don't. Usually, it is my experience that a bank is often willing to lend you more then you can comfortably afford. With the help of my team at Coldwell Banker, I evaluate your financial situation, and get to a home price range that you can live with. Then I find a loan that matches your financial goals. This process can take as little as 5 minutes or as much as a few hours. The end result of this will be a complete understanding of the financial implications of your potential purchhase as well as a firm pre-approval for a loan.
The second step is to have some fun, and look at a variety of properties, so I can get a sense of what you are really interested in, in terms of a house, a neighborhood, a schoool system, a micro-climate, and so forth. I use my extensive knowledge of the peninsula to help you here, rather then just trying to fit you into one small area. By the time we have looked at some property and discussed your needs through the examples of the property we go to, I come out with a clearer picture of the home of your dreams, balanced with the home you can comfortably afford.
The final step is to find and purchase a home. It could be one of the ones we looked at already, but likely will not be. There is another place where I can save you an enormous amount of time. I preview homes, so you don't have to waste your precious time looking at homes that are clearly not in the running. I keep a close watch on new homes on the market that fit your parameters, and we go together to look at candidate homes as they become available. This step can take an hour, a single day, or several weeks (or longer). I am committed too finding you a home, and I do not lose interest if it takes time. Once we are ready to make an offer, I work with you to craft the cleanest and best offer possible, then present it, in person if possible, using my substantial negotiation skills in order to increase the likelyhood of our offer being accepted. Finally, after we are in contract, I drive the entire process of inspections and deadlines to make certain the escrow closes on time, with minimal fuss.
After your purchase, I can either personally help you tailor your new home to your exact needs, or recommend people to get the work done. Being a contractor puts me in a unique position to help you work through what should be done, how much everything will cost, and getting the job completed.
